- Conduct feasibility studies and evaluate investment opportunities of potential projects including risk and financial analysis.
- Manage day-to-day operations of multiple residential, commercial, or mixed-use development projects to ensure timely delivery, quality standards, and profitability.
- Monitor project pipelines, resources, and operational schedules to support business continuity and portfolio growth.
- Implement KPIs, SOPs, and reporting frameworks to strengthen project governance, efficiency, and interdepartmental communication.
- Work closely with senior executives and the Board to support corporate strategies, business expansion plans, and operational improvement initiatives.
- Coordinate with key internal and external stakeholders including architects, contractors, consultants, regulators, and government agencies.
- Promote innovation, digital tools, and best practices to enhance project delivery efficiency and customer experience.
- Identify operational risks-including delays, regulatory challenges, and market fluctuations-and drive mitigation plans.
- Bachelor's or master's degree in civil engineering, Architecture, Construction Management, Real Estate, Business Administration, or related fields.
- Minimum 10-12 years of experience in real estate development or property business, with at least 3-5 years in operational leadership or department head role (e.g., Project Director, Operations Manager, Assistant GM, COO-level support).
- Proven track record overseeing full-cycle real estate projects from feasibility to handover.
- Strong knowledge of Thailand's real estate regulations, construction permitting processes, and property law.
- Commercial and analytical mindset with the ability to balance project execution, cost control, and business goals.
- Strong leadership, cross-functional management, people development, and stakeholder coordination skills.
- Fluent in English communication.
