- Collect, validate and structure data from various sources such as CRM, Timeshareware, and internal databases
- Design, develop, and maintain structured BI solutions and data models using Power BI or Tableau, for reports and dashboards
- Construct specialized data models and ETL based on business requirements
- Define and track KPIs and performance metrics to monitor business results
- Automate reporting processes to reduce reliance on manual Excel work
- Ensure data accuracy, consistency, and resolve data-related issues
- Design and maintain a structured commercial dataset covering units, pricing, sales status, cost, and promotions
- Ensure pricing is aligned with cost inputs, target margins, and project positioning strategy
- Track and structure all promotions, discounts, and incentive schemes across projects
- Evaluate campaign effectiveness in terms of inquiries, inspection, sales conversion, pick-up pace, and margin impact
- Monitor and analyze sales velocity, absorption rate, and performance trends across unit types and price segments
- Identify opportunities for price optimization, yield improvement, and inventory release strategy
- Support development of project feasibility models
- Conduct scenario analysis on revenue, cost, margin, and sales pace/absorption
- Assist in evaluating project performance against business targets
- Provide analytical support for investment and development decisions
- Assist in maintaining and updating project cash flow models
- Track assumptions including project launch, sales progress, construction cost, and cash collection
- Support sensitivity analysis and scenario testing
- 3-5 years of experience in BI, commercial/data analytic, business analyst, or financial analyst roles
- Strong hand-on experience with BI tools such as Power BI or Tableau, including dashboard design and data visualization
- Strong proficiency in macro, SQL, Excel
- Strong analytical thinking, problem-solving mindset with focus on process improvement and automation
- High attention to detail with ability to manage complex datasets
- Self-motivated, able to work independently with minimal supervision, and across departments
