- Oversee the day-to-day facilities management activities for Bangkok
- Understand the services required at site, properly allocate day-to-day tasks to site FM team, directly manage services. Required day-to-day facilities management activities are as below but not limited to:
- Security
- Reception service
- Mail center management
- Finance related management
- EX (Employee Experience) program
- Helpdesk
- Occupancy planning
- Meeting Service
- Key equipment maintenance
- Emergency response
- Housekeeping services
- Handyman services
- Fixed Asset management
- Project management
- Other office services
- Implement building procedures and performance measures, and ensure that they are maintained at all time
- Boost on-site operations by promoting best practices and creating better processes
- Promote Initiative/Idea sharing and create opportunities for wider collaboration in the account and company
- Define the team’s delivery objectives with reference to the Master Agreement & requirements of the client and site.
- Ensure that CLUSTER Lead / Regional subject matter experts are informed immediately of any critical performance incidents on site and support them in performing the follow-up actions and communications.
- Ensure critical & key performance measurements & achieve targets such as employee satisfaction survey, reporting requirements defined in MSA, implementation of best practice/agreed cost savings initiatives, site budgets/forecast accuracy, HS&E Audits
- Support our team’s growth and development through effective training and coaching sessions leveraging company/external programs.
- Promote a culture that upholds the “I am JLL” core behaviors and fosters teamwork, cooperation and performance excellence.
- Ensure that the team is constantly motivated, and that trust and work ethics prevail among members.
- Provide regular feedback on the overall performance of the delivery team both to Jones Lang LaSalle Account Management & the client representatives.
- Work towards individual as well as team targets, monitor and manages individual performance.
- Establish/Strengthen credible relationships with P&G WPS/key clients in Business Unit (BU).
- Interact on a regular basis with P&G WPS/key clients in BU to sustain healthy relationships.
- Be the go-to person for any facilities-related concerns for P&G WPS/key clients in BU.
- Be proactive and engaging, and make sure that the clients’ expectations are met each and every time.
- Ensure that all contracts defined in global MSA/site SOPs are implemented with excellence at site and performance managed working closely with regional team.
- Take care of the site’s financial operations coordinating with vendors and suppliers, make sure that they deliver quality work practices according to the contract, and at the right cost.
- Work with regional sourcing team to implement regional/global sourcing strategies.
- Identify potential outside of contract service if any, work with regional team and clients for necessary process migration in an appropriate manner.
- Support non-FM activities handled by JLL other departments at site to ensure they can provide their agreed service.
- Ensure that all sites meet all financial targets and control requirements, provide standard regular reporting as required.
- Ensure that all site’s activities meet all legal and client required Health &Safety regulations.
- Ensure that all JLL and contracted staffs are working in compliance with H&S regulations.
- Support client’s HS&E program for office by working with client’s HS&E program owners closely.
