About the job Project Manager ConsultantKey Responsibilities:Project Oversight:

Supervise and coordinate all aspects of the construction project, from inception to completion.
Ensure compliance with project plans, specifications, and regulatory requirements.
Conduct regular site visits to monitor progress and address any issues or deviations promptly.

Contractor Management:

Act as the primary liaison between the client and the contractor, fostering effective communication and collaboration.
Review contractor proposals, contracts, and change orders to ensure alignment with project objectives.
Monitor contractor performance, quality of workmanship, and adherence to project timelines.

Materials Management:

Coordinate procurement and delivery of construction materials, ensuring availability on-site as per project schedules.
Source suppliers, negotiate prices, and evaluate material quality to optimize project budget without compromising quality standards.
Implement inventory control measures to prevent delays due to material shortages or wastage.

Budget Control:

Develop and maintain a detailed project budget, tracking expenses and forecasting costs throughout the project lifecycle.
Identify cost-saving opportunities and propose value engineering solutions to optimize project expenditure.
Review and approve invoices, ensuring accuracy and compliance with contractual agreements.

Risk Management:

Identify potential risks and challenges that may impact project delivery, proactively implementing mitigation strategies.
Monitor safety protocols and ensure compliance with health and safety regulations to mitigate onsite risks.
Address any project-related disputes or conflicts in a timely and diplomatic manner.

Qualifications and Requirements:

Bachelor's degree in Civil Engineering, Construction Management, or related field.
Proven experience in project management, preferably in the construction industry, with a focus on residential projects.
Strong technical knowledge of construction processes, materials, and building codes.
Excellent communication and interpersonal skills, with the ability to effectively collaborate with diverse stakeholders.
Proficiency in project management software and tools for scheduling, budgeting, and reporting.
Problem-solving mindset with the ability to make informed decisions under pressure.
Fluency in both English and Thai languages is preferred.
Project duration 18 months.
